According to the project, eight one-type apartment buildings will be built in the streets Kotkapoja and Merikotka in the Merikotka residential area in Kuressaare. The modern 13- and 18-apartment houses will be erected in the peaceful Tuulte Roosi (Wind Rose) residential area and in the green belt of Kuressaare Golf. The construction of the residential area is divided into three stages: in the 1st stage, houses at Kotkapoja Street 3 and 7 will be built by 24th June 2006 and in the 2nd stage, Kotkapoja 7 and Merikotka 3 buildings will be ready by Christmas 2006. The houses have four floors and have an elevator; the fourth floor represents roof spaces built in the attic. The first floor houses storerooms, technical facilities, elevator and four apartments, two with four and two with two rooms. Storerooms and 2 one-room, 4 two-room and 4 three-room 5 apartments will be built on the second and the third floor, respectively, 1 one-room, 2 two-room and 2 three-room apartments per floor. 2 two-room, 2 three-room and 1 four-room apartments. Every apartment has open living room attached to a kitchen, WC and/or bathroom, one to three bedrooms (depending on the size of the apartment) and a balcony.
The external walls will be built of Columbia blocks, insulated and finished with impregnated veneer and clinker bricks. Walls between the apartments and staircase and elevator well are also built of Columbia blocks. Walls between the apartments are built of gypsum boards attached to double steelwork. Internal walls inside the apartments are built of gypsum boards on steelwork.
The apartments have large windows; most apartments also have a balcony. Load-bearing elements of balconies are made of steel frames, supporting reinforced concrete slabs. Every building has one stairway. Apartment houses are planned to consist of 1-4 room apartments with total area ranging from 35.4 m2 to 81.9 m2. Contemporary design contributes to interesting location of rooms inside the apartments, also allowing the implementation of stylish interior design solutions.
Sparkling glass, upper part of which is fitted with folding wall on guide-rails, will be used as the material for balcony and terrace barriers. Windows, glass façade, front doors are of dark colour and fitted on metal frames. Stone (in dark colours) will be used as the roof material. Stub of the building will be finished in grey plaster. Clinker bricks in two colours – dark NF Cottbus in bluish red and light NF Alt Brandenburg in yellow – will be used in the façade.
The building has no basement. Parking areas for vehicles are located at the vicinity of the building. Access to the houses and parking lot is available from Kotkapoja Street. Areas free of buildings and parking areas are covered with lawn. Parking areas and sidewalks are finished with concrete slabs. Green mesh will be used to confine the property. Light poles will be used for outdoor lighting.
